The process of buying a home can be overwhelming at times, but you don’t need to go through it alone. The first step to buying a home is to get you preapproved for financing. This will help us determine what properties to look for.
I also encourage you to get a real estate market report for the location (or locations) you're interested in. This will give you a more realistic glimpse on what to expect. You can skip the loan preapproval process if you're paying all cash for a property and you do not need to get a loan to close the transaction. Note that even if you're paying cash, you will still need to provide proof of funds (ex. recent bank statements showing sufficient funds to pay for the property).
If you need a loan, a mortgage lender can provide an advanced loan approval letter which will be required to make an offer on a property that you like.
There are down payment assistance programs and other special financing for first-time buyers, teachers and school employees, military personnel and veterans, law enforcement, firefighters and healthcare professionals in California. Some buyers are already preapproved when they contact me. If this is the case, please provide your lender's information and I'll take it from there.
