My name is Michael Del Rosario and I am in the residential real estate business since 1993. I normally work with first-time homebuyers and occassionally work with sellers.

Here are the main things that I do for my clients.

Buyer Services:

- Help you consult a lender for financing (unless you're paying cash)
- Help you find homes based on your criteria (price range, location, number of bedrooms, etc.)
- Arrange for home viewing appointments
- Provide you a market analysis to estimate the value of the home you like
- Help you negotiate the price and terms with the Seller
- Help you prepare the paperwork
- Coordinate with home inspectors, appraiser, escrow and other parties involved in the transaction
- Help you close escrow
- Deliver the keys to your new home

Seller Services:

- Help you determine a competitive pricing for your home
- Prepare a Seller's net sheet (an estimate of your net proceeds after the sale)
- Offer suggestions on how to prepare your home for a sale
- Install a professional yard sign
- Install a lockbox with your permission
- Publish your home on the MLS
- Advertise your home effectively (online ads, print ads and video included)
- Provide you copies of advertisements and marketing materials
- Show your home to prospective buyers
- Provide you feedback on showings
- Help you negotiate the price and terms with the Buyer
- Help you prepare the paperwork
- Coordinate with home inspectors, appraiser, escrow, pest control and other parties involved in the transaction
- Help you close escrow
