Let's face it. It's a tough market out there. A lot of people are losing their jobs and losing their homes. We are now paying a heavy price because too many forgot one thing. They forgot that a home is a place to live, not to flip. We should buy houses mainly because we need a place to live. It shouldn't be a place for greed and easy money.

So is it a good time to buy or sell a house now? If you asked others, they might say yes no matter what simply because their paycheck depends on it. Wouldn't you be tempted to do the same if saying no means you don't get paid?

I think what you should be asking instead is "Do I really need to buy now?". Here are some of the things you should consider:

1. Will home prices keep falling?
2. Is my job or business safe and stable?
3. Can I really afford it? Really?
4. How long am I planning to stay in the property?
5. If I need to sell at a loss, will I be able to sleep at night?

If you're currently renting, you are probably in better shape than many people out there. And don't forget, renting is not a sin. It's a financial option. Even rich people rent.

Now if you're planning to sell, the question is the same. Do you really need to? Are you willing to price your home accordingly? Or are you willing to wait and take your chances that hopefully you can sell it for more money? If pricing is the problem, it's simple. Price it like a buyer and you should be able to sell it.

Needs and wants are two very different things. There will always be pros and cons and the real value of a good agent is the sincerity to tell you what you need to hear, not what you want to hear - EVEN IF IT MEANS LOSING THE SALE.
